A: Hello, The note on the plan concerning the "optional side entrance garage" is just a note to let folks know that the door could be moved to the side. The plan is not available with the side entry. We can modify the plans to make it side entry for $195 in addition to the purchase of the plan package. Allow 3 to 5 working days. When your ready to proceed, call the website to place the order. Be sure to tell them that you have requested modifications. We will then modify the plan and process the modification fee separately, and send the customized plans to you.
A: Hello, All the ceilings are 9', except the great room, which is vaulted and peaks approx. 19' above the floor. The great room vault is not the rafters. We have a separate set of rafters/ceiling joists dropped down inside the attic to provide space for the insulation. It is possible to extend it all the way to the roof, but it would be extremely high. Don’t recommend that, and structurally it would require cross beams through the vaulted area to hold the roof up. Dormers are open to attic only. They are only for appearance. Basement height is 8', but could be whatever you want. That can easily be changed onsite. This plan comes with two types of basement plans. One type uses concrete block exterior walls, and regular lumber for floor joists. The other type uses poured in place concrete exterior walls, and prefab floor joists (Floor trusses) to span greater distances with fewer interior supports.. so you can choose which one to use, as both come with the plan.
